Four country homes on the market from £645,000 - £2.2million

With snowdrops now peeking through the ground and daffodils close behind, the rural landscape is starting to show some colour and the first signs of waking up after a long winter.

New additions to the Cotswold property market are also a positive indication that Spring is coming, and Butler Sherborn has a number of country homes new on the market from £695,000 - £2.2million.

The Cottage, Chadlington, Oxfordshire, OX7 3NY - £645,000

Located in Chadlington less than four miles from the ever-popular market towns of Chipping Norton and Charlbury and on the south-facing slope of the Evenlode Valley in Oxfordshire, The Cottage dates from the early 18th century and is packed with period features including an inglenook fireplace, bread oven and exposed beams and Cotswold stonework.

Ground floor accommodation features an entrance hall with stable front door and flagstone floor, double height ceiling and exposed Cotswold stone walling.  The sitting room has an Inglenook fireplace with large beam, a Clearview wood burner, stone hearth, an old bread oven and beams, as does the dining room which also has double doors opening onto the garden terrace.  The kitchen is fitted with wooden cupboards, worktops, a ceramic sink, induction hob and an oven below.  Again there are exposed beams with a terracotta tiled floor leading through to the utility area and cloakroom.

The first floor has a light and bright landing, main bedroom with a range of wardrobes, a second bedroom, family bathroom and a third bedroom which could also be made into a study or dressing room/en suite for the main bedroom.

Outside there is a covered front porch, rear driveway lined by a beech hedge and parking.  There is planning permission to construct a double garage.  The rear garden includes a lawn, well-stocked raised flower and vegetable beds, mature shrubs and a paved terrace for alfresco entertaining.  There is also an outbuilding with water and power that could be converted into an office or workshop.

Chadlington offers a number of independent shops, a parish church, pub, sports and social club, memorial hall and bowls club.  The primary school is rated as ‘good’ by Ofsted and there is also a nursery/playgroup.  Chipping Norton nearby offers a wider range of shops including M&S Food and Sainsburys, a leisure centre with an indoor pool, pubs and restaurants.  There is also an excellent small theatre which doubles as a cinema, a doctor’s surgery, dentist and small hospital.  Charlbury station is only 5 minutes’ drive away with direct line services to Oxford and London Paddington.

The Cranhams, Cirencester, Gloucestershire, GL7 1TZ - £2.2million

With 10 bedrooms, four receptions and six bathrooms and sitting in just over six acres on the edge of Roman Cirencester, this impressive early Victorian, detached Grade II listed property is really rather special.  In need of comprehensive updating, it could be turned into an extremely impressive and gracious home, while also offering the potential for residential development.

With over four floors and believed to date back to 1838, there is a later two storey Victorian addition to one side accommodating an elegant drawing room with a spacious master bedroom suite above. The principal rooms are south-west or south-east facing and flooded with light from the large sash windows, and the whole house retains many period details including high ceilings, a fine cantilevered stone staircase, flagstone floors, working shutters and attractive fireplaces.  Fittingly, it is positioned at the end of a long drive and benefits from a rural outlook on three sides, and the grounds include gardens and a paddock.  It has been in the same ownership for many years, providing an idyllic setting as a large family home.

Ground floor accommodation comprises three beautifully proportioned reception rooms including the ‘L’ shaped reception hall and impressive drawing room with a bay window and decorative alcove, both with fireplaces and wood-burning stoves.  The elegant dining room has a fine stone mantel with an open fire.  The adjacent kitchen/breakfast room overlooks the former kitchen garden and is fitted with a range of storage units and appliances that include a double electric oven and hob.  There is a wet room, cloakroom and steps down to the attached garage from the hall.  From the central inner hall, a door leads to the basement which is currently used for storage while providing an insight into life ‘below stairs’.  There is flagstone flooring, the original kitchen space with a large mantel and fireplace that would have housed a range, and associated sculleries, store rooms and a wine cellar with brick shelves, while the former butler/housekeeper’s room still retains its fireplace.

The upstairs is accessed via the original cantilevered staircase, leading to the master bedroom landing and access to a large bedroom with bay window, a dressing room and a wet room.  There are four further bedrooms and three bathrooms on the other section of the first floor within the original part of the building.  A separate staircase rises to the second floor where there are five further bedrooms and a bathroom. A concealed ‘ladder’ staircase gives access to three storage attics within the roof-space, two of which are boarded.

Outside there is a garage, a large, curved gravel parking area in front of the house, a paved terrace spanning the south-east elevation, and a large area of lawn.  Through a gothic arch within the brick wall to one side lies the kitchen garden, and there is also an area of orchard, a small woodland and a pond.

South facing and overlooking a flat, lawned garden with a paved terrace enclosed by beautifully built Cotswold stone walls, the front aspect has two pear trees, a grapevine and roses covering the honey-coloured stone walls.  The productive organic vegetable garden has been well maintained and includes an asparagus bed, currant bushes and fruit trees.

Cotswold Residential Market - Stow-on-the-Wold – Helen Whitfield

The residential market around Stow-on-the-Wold has been incredibly active during this current period of political uncertainty, and there have been some notable sales. Many properties are still selling privately under competitive bidding. That being said, the headline guide price needs to be realistic, and the best results are still on the turnkey properties.
