We are now in campaign season, gearing up for the General Election on the 4th July 2024 – which was announced earlier this month . However, what happened to the long talked about Renters Reform Bill?

The Renters Reform Bill, which we have featured in our Butler Sherborn blogs and newsletters previously, had been making its way through Parliament over the last 18 months and reached Committee stage at the House of Lords.  However, with the General Election announcement in May and government dissolving on the 30th May, the bill was not included in the ‘wash up’ of legislation, to be rushed through ahead of the election.

Whilst this may be a welcome postponement for many in the rental sector, we are sure this bill will not disappear altogether, as some media sources may suggest.  With widespread support from across the parties for a reform of some description of the private rental sector, we believe the new government will more than likely pick this up again in the future.  However, the government will need to start again in putting together the form reform will take, if they move it on in the future.

Vanessa  Carter, Head of Butler Sherborn Lettings comments,  ‘The bill, as it stood, still required a significant amount of work, with the court system requiring reform before the abolition of the Section 21 Notices’.  Given the time taken for the bill to get as far it had, the new government will need to look closely at how they reassess any reform of the lettings industry.  I therefore feel it will be quite some time before we see this passed through, if indeed the new government move forward with a reform of the private rental sector.’

Rural Sales - Market Comment

The national farmland market in 2024 was the busiest it's been for some years. It was influenced by a General Election, anticipation of CGT changes in the Autumn statement, and, following that, the unexpected proposed changes to Agricultural Property Relief and Business Property Relief.
